When do I pay?
Within 10 days of receiving your booking invoice you will need to send us a deposit (this is 10% of the total fee). The remainder has to be paid no later than 30 days before the first date of your arrival. Your booking invoice will clearly show you the Fee and your initial Deposit. The invoice will also show you the cost of the cancellation insurance. This is an optional extra and should you wish to take advantage of this extra then please add the cost to your booking fee.
If there is less than 30 days between you receiving your invoice and the first day of your booking, then the whole fee will be payable by return of post.
If your payment arrives too late, then we reserve the right to cancel your reservation. If the deposit has been paid but we do not receive the final installment, we will take this as proof that you do not wish to continue with your booking and reservation will be cancelled. (Please see section on cancellations below).
What happens if I cancel my reservation?
We offer cancellation insurance with each reservation-this is optional: the details for this are on your booking invoice.
If you have chosen our cancellation insurance, you are able to cancel your booking up to 1800 hrs on the day prior to your arrival. We will then refund your fee (minus the booking fee and cancellation amount).
If you do not have chosen our cancellation insurance then the following rules apply. If you cancel your booking more than one month before your due arrival date we will refund you the total of the amount you have paid minus 475 SEK administration fee. If you booking has been made within 7 days of your due arrival date you must contact us before 18.00 hrs on the day prior to your arrival. If not then you will be liable to an administration fee of 225 SEK plus one day fee for your room or camping pitch.
What happens if I am late arriving on the first day?
As soon as you are aware that you will be arriving late then please contact us before 18.00 hrs on the day of your arrival. If you have pre-paid then your room or camp site will be held open for a further 24 hours. If you have not pre-paid and have not contacted us then we reserve the right to cancel your booking and make the room/site available for other guests.
What will happen if I have to leave before the end of the booking?
If you have taken out the cancellation insurance, have paid in for your booking and have a valid reason for cancelling all or part of your booking period, then we will refund you the amount for the outstanding full days of your stay minus the 475 SEK administration fee. If you have not taken out the cancellation insurance but are to show us a genuine documented proof of the reason for your leaving: (for example: A medical emergency; A bereavement in the family or personal injury.) Then after consultation with ourselves we will apply the same rules if you had the cancellation insurance (see above). If you do not have cancellation insurance, or a valid documented reason for your early departure then no refund will be available.
What will happen if I wish to change something about my booking?
If you wish to change your reservation, (for example; the dates of your stay; or extra visitors) then contact us as soon as possible and we will do our best to accommodate you. We also reserve the right to amend your booking fee as appropriate. This additional fee must be paid as soon as possible after we are informed of your amended booking.

If yourself or any other member of your party fail to adhere to these rules then we may cancel your booking or ask you and your party to immediately leave the site or hotel.
– continued and persistent excessive noise or rowdy behavior
– vandalism or deliberate damage to any part of the Hotel, Premises or Site.
– vandalism or deliberate damage to any of our other guest property.
– If you use any of our facilities in an inappropriate manner.
– Abusive violent behavior to any of our staff or other guests.
– if you fail to abide by the general rules of behavior,
– There is a strict no-smoking policy throughout our Hotel, Cabins and the Youth Hostel. If any smoking takes place in your spaces during your stay then we will need to fumigate the rooms. This will then make you liable for a compulsory additional fee of 4000 SEK.
Please note: You are required to leave your Cabin or Youth Hostel Room in a tidy state before vacating the site: if you do not then you will be liable for an additional cleaning fee of 500 SEK.
What should I do if I have a complaint?
We will of course do everything possible to make your stay with us as pleasant and safe as possible, but should you feel that any of our services or facilities have not been up to our normal standards then please do not hesitate to inform a member of staff as soon as possible. If you wish to make a complaint in writing or wish to comment on your stay with us then please do so within 10 days of your departure.
We are of course always pleased to receive any feedback on your stay especially praise for our staff or facilities.
Force majeure means unusual, unpredictable and unavoidable events that are outside of the organizers control, and that prevents the contract to be fulfilled. Circumstances that the organizer could not, withing reasonable means, have foreseen and therefore could not have avoided or overcome. Including, but not restricted to, war, threat of war, riot, civilian insubordination or strike, authority measure, act of terrorism, nature- or industrial catastrophe, fire, severe weather conditions, flood, closed air ports, technical issues, maintenance issues or unforeseen changes made by airlines, such as time table changes, interruption in IT-infrastructure (including but not restricted to our web site). During these conditions the organizer is free from liability or other consequences.
Cleaning of your Cabin or Youth Hostel accommodation, bed-linen, towels or children’s cots or beds are not included in the price unless specifically asked for. If you do wish any of the above or have any other requests then please mention these in your original booking. If we are able to do so then we will be pleased to supply these at an additional cost. You will be able to check in at 1500hrs on the first day of your stay and vacate your cabin or camp site by 1200hrs on the last day, by 1100hrs on the Hotel- or Youth Accommodation. Please make sure that before you return your key or vacate a Cabin or Youth Accommodation that we have had the opportunity to check the cleaning.
Please note that you may be liable to an extra day’s fee if you fail to leave by the above times.
Pets are only allowed onto the Campsite and Cabins (with the exception of the Captain’s).
